What are my voting rights in the condominium association?

Every unit owner has the right to cast one vote per unit on any and all issues that go before the association ownership body. The voting entity for each unit must be clearly stated by use of a voting certificate form placed on file with the Secretary of the association. The voting certificate is enclosed; please return as soon as possible.

What restrictions exist in the condominium documents on my right to use my unit?

A condominium unit may be used only as a single-family residence. No more individuals than are allowed under applicable fire codes may permanently occupy a unit.

No condominium unit may be used for any unlawful purpose or may cause a nuisance.

No condominium unit may be used for a commercial purpose other than short-term vacation rental.

No condominium owner or their tenants or guests may use their unit or the property in any way that might violate the Condominium Documents.

What restrictions exist in the condominium document on the leasing of my unit?

No unit shall be rented or leased on a short-term basis to an individual under twenty-one (21) years of age.

The liability of the unit owner shall continue notwithstanding the fact that he/she may have leased/rented his/her interest in the unit.

How much are my assessments (Maintenance fees) to the association for my unit type and when are they due?

1, 2 and 3 bedroom units (326) units: $2,997.58 (4 payments/quarterly)

Penthouse and double units (14 units) $3,996.57 (4 payments/quarterly)

All fees are billed quarterly, in advance, in September, December, March and June. 
Fees are due 1st of October, January, April and July.

Do I have to be a member in any other association? If so, what is the name of the association and what are my voting rights?

No, you do not have to be a member of any other association.

Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?

No, you do not have to pay rent or land use.

Is the condominium Association or other mandatory membership association involved in any court case in which it may face liability in excess of $100,000? If so, identify each such case.
